So many courses??? zzzZzzzz

 

Sometimes, to choose the most suitable course might be a little bit headache! So my criteria is “part time” mode…Since, I can’t make it as FULL TIME mode.  So, the nearest university around here is USM… mmm… They’re offered Research, Coursework, Mixed mode and Doctorate degree.

The most suitable programme is research mode….

So, conclusion Advanced Digital Systems (aka Embedded Systems). The estimate cost for 4 semesters ( 2years). Ideally 4 semesters for part time and up to 12 semesters… and the amount fully paid by company… haha… Hopefully I can make it… Even 2012 is coming and lot more things to do…

Say good bye to 2011… Lets face the future…

 

It’s about 5 days left to enter 2012… We should believe it, the time is always keep running and you’ll be left behind if you still “STANDING STILL” just planning something, tell something… but your action remains the same… Nothing change in your life if you’re not change you life too…

 

How do you value yourself? If you’re students, how you’re value yourself? If you’re workers, how you’re reward yourself? Sometimes, we might not notice this thing happened around you. Student who’re suppose to STUDY, think sometimes NEW, INOVATE something for the future, is just out of track! They’re doing something that NOT value for the PUBLIC! whereas for the WORKER they’re suppose to be GOOD in which area they’re suppose to BE! But everything OUT of TRACK! They forgot something… If we’re able to remind what we’ve said during our PRIMARY school…. When TEACHER asked US, what do you want to be? Some said, I would like to serve the public and give the best for the country… but thing changed! Life is short! …Just take one thing in your life and be good in that…

Keuntungan Pelaburan Amanah Hartanah Bumiputera (AHB)

So, hari nie just nak kongsi nilai pulangan untuk pelaburan AHB… Tak silap projek under AHB nie… ada bersebelahan dengan KL Sentral…. Yang pasti bukan Hilton hotel tu la.. Hahah…

So, nilai keuntungan pelaburan nie tak menentu la… Sebab mana2 pelaburan tidak boleh ditentukan keuntungannye… Jika tidak hukumnya HARAM… Sama ada untung atau rugi….<Rajin2 la dengar tentang Muamalat dalam Islam di radio Ikim.fm> Semua tu kene tanggung risiko… Sama juga dengan pelaburan AHB nie…

 

Dalam pelaburan nie…. Bukan perlu kira untung yang dapat… tetapi berapa kerugian yang sanggup ditanggung… Hahah.. Just my 2 cents.!

 

So, nie boleh kata prestasi AHB nie la… pada tahun nie.. Aku pun mula join nie bila diorang wat penawaran… Sebab time tu size dana kecil saja… Sekarang dah ok kot… So, saper2 berminat boleh la pergi ke Maybank berdekatan… Lagi satu… Jumlah keuntungan dia tidak COMPOUND.. Maksudnya, tak akan diTOPUP ke nilai yang anda masuk…Apa pun ikut pilihan sendiri la…

Bestnyer tentang bende nie…. Diorang bagi baucar cukai… So, dapat la kurangkan cukai pendapatan… Hahah…

How you HOLIDAY??? Awal Muharam? Maal Hijrah??? 1433H

Asssalamualaikum. Just return to Kulim recently. Since, holiday from Saturday till this Wednesday…. Holiday also stay at home… Not go anywhere… Heheh… Actually, I most wanted by my colleagues. Since, they can sense me whenever place I go… Before that, I went to Hong Kong… Surprisely, in the same flight, met my supplier. Then on return flight, met another INTELiar there… What on earth this globe so small… My colleagues all friendly… haha… So, for those who travel, they want to see all you travel PHOTOS…. Cool… Haha…

 

During this holiday also, my manager came closed to me, and said “Husni, confirm you not go anywhere??” haha… what a FREAKING question to me… haha… Next, year need to apply VISA.. for sure wanted again… Hoho… Never mind…

Alhamdulillah : House settled

 

Praise to Allah… Just completed all the documents.  It’s nearly 2 months to complete all the required documents…

Firstly, for the new house buyer here the tips you may use if you plan to buy a House… It’s a little bit headache for me to buy this house….

  1. Find out the correct developer and compare with other developers. Make sure you get the lower price. I got house with 35x80 with such a promising priceVampire bat
  2. Then, look for any finance institutions based on you need.  Check all the interest rates and any other benefits the institution will be provided soon.
  3. Next, pay the booking deposit. It’s vary from each developer. Some developer charge you up to THOUSAND ringgit. A project under SPNB charge you RM250 only. 

 

Here we go. On September 15, 2011 I went to SHOW ROOM to see any competitive price will be provided by the developer. Since, I preferred to stay around <10km to my workplace Smile with tongue out.   So, I prepared all the required documents (3 months Pay slips, EPF, IC, Employment status). That all! Since, I asked the agent to find out the “BANK” for me. So, he sent all my details to “BANK BSN”, “BANK MUAMALAT”, “BANK CIMB”, BANK AWAM lol PUBLIC BANK”, and “MAYBANK”…. So, on subsequence week, I received a lot of calls seem like operator. THEY’ll call to explain the product offered from their bank. So for conclusion, MAYBANK is chose. Because

 

  1. BANK BSN  - Sound promising. Zero Moving Cost.  Cover all the costs inclusive legal fee, insurance. So, margin amount they offered around 85%. Need to top up another 15% to my loan. In contrast, the interest rate quite high due to Zero Moving Cost.
  2. BANK MUAMALAT – They failed to PERSUADE me… ahah… Actually, I received call one week later after acceptance letter offer from Maybank.
  3. BANK CIMB – Not meet my requirements.
  4. PUBLIC BANK – They try… but failed. Also give me 85% margin… haha…

 

The winner goes to MAYBANK… .since they provide 90% margin and fast processing. Around 1 week to receive loan agreement. Loan details

Loan type : Home Equity-i (Not i-Home Equity, later Apple sue Maybank… )

Why : Coz, this loan based on Musharakah Mutanaqisah partnership. So, bank owns certain % in this property, and will be decreased over the time.

So, for your info in Islamic financing; There are 3 types

  1. Murabaha/ Bai’ Bithaman Ajil (BBA) – Bank buy house from developer and sell back to you. This call “AKAD” so you agree with the amount will be borne to you… You may find out this type of financing in CAR loan.
  2. Istisna – bank will continuously pay to developer until the project complete. Local bank still not provided this thing. International bank like Kuwait Finance House offers this. Check it out!
  3. Musharakah Mutanaqisah – partnership. Bank xx%, you xx%.

 

So, make yourself comfortable with all those things…

Hong Kong 2011

Alhamdulillah… Dapat juga sampai ke Hong Kong….Tiket ke Hong Kong sebenarnya telah dibeli tahun lepas sekitar bulan December 2010… memandangkan ada promosi dari AirAsia… Heheh… Harga tiket pun boleh dikatakan berpatutan iaitu RM415 untuk penerbangan pergi dan pulang… dari Penang <—> Hong Kong.

 

So, sini adalah catatan perjalanan tempohari dan sedikit kos yang terlibat sebagai panduan.

Penerbangan sepatutnya pada pukul ini. Memandangkan ada kelewatan ketibaan “flight”, penerbangan dilewatkan ke pukul 3.55pm.

So, nie adalah “departure gate” untuk ke HK. Gate 8. Kiranya jam 3.55pm dah berlepas dari Penang ke HK.

7.20pm

Alhamdulillah. Kami telah sampai di Hong Kong International Airport (HKIA) terminal 1. Then, kene berbaris untuk cop passport aka Immigration. So, untuk masuk HK nie xperlu VISA…. Passport enough… IMAG0030


So, dari sana kami ambil “train” dari gate untuk ke main terminal. Jika lihat pada bentuk bangunan HKIA pun memang macam bentuk kapal terbang.

Bila tiba je di main terminal, kami terus pergi beli “Airport Express Travel Pass”.

Sedikit maklumat mengenai “Airport Express Travel Pass”.
1) 2 ways ticket for Airport Express.
2) Unlimited MTR aka LRT train.

So, yang bestnyer… kami dapat guna tiket nie unlimited.. tanpa perlu bayar apa untuk naik MTR diorang. Just ade certain “EXCEPTION” untuk train diorang yang kene bayar… Iaitu train ke Shenzen, China… Sebab train diaorang bersambung dgn sane…

So, dari HKIA kami ambik Airport Express train ke Hong Kong station. HKIA nie terletak di Lantau Island manakala Hong Kong station lak terletak di Hong Kong Island. Perjalanan nie mengambil masa dalam 30 minit.

Kemudian, dari Hong Kong station nie kami berjalan kaki di dalam. Laluan pejalan kaki nie untuk MTR nie dibuat di bawah tanah… So, kami berjalan kaki dari HK station ke Central station. Kira2 dalam 5-7 minit perjalanan r…. So, dah smpai ke Central station terus pergi cari Tsim Sha Tsui line untuk ke Kowloon….

 
9.20pm

Kiranya dah smpai la di Tsim Sha Tsui station. Tempat tinggal pun berdekatan je dengan MTR Tsim Sha Tsui nie.. dalam 3 minit perjalanan jer… Lagipun kawasan nie berdekatan dengan masjid… So, dalam perjalanan nk ke tempat tinggal…. Ada la orang edar flyer untuk makanan muslim… So, kami just ambik jer la…

So, kami pergi la cari restoran tertera pada flyer yang kami dapat tadi… Memandangkan dah pukul 11 mlm… restoran tu pun dah tutup…

So, hari nie kami keluar ke The Peak… Nie memang dalam perancangan dah nak ke sini.. Tempat nie mcm menarik jer… So, untuk ke The Peak… kami ambil MTR Tsim Sha Tsui ke Hong Kong station… dari Hong Kong station tu… kami ke Central Station…. n then cari exit ke The Peak Tram….dah kuar je dari MTR station tu… kami berjalan kaki dalam 15 minit untuk sampai ke Peak Tram Terminus…

Sampai je dekat Peak Tram Terminus… Kaunter jualan tiket pakej Madame x buka lagi… Kaunter dibuka pada pukul 10 pagi.

So, dari Peak Tram Terminus nie… kami bergerak ke Zoological and Botanical Garden yang terletak 5 minit perjalanan dari sini…

Then, dalam pukul 10.00am kami bergerak ke Peak Tram Terminus lak.

Sampai je sini… Kami beli Combo Ticket (2 way Peak Tram + Madame + Sky Terrace)… n then tambah lagi satu.. beli diorang nyer buku… Sebagai kenang-kenangan…

12.15pm So, kuar dari Madame. Then terus ke Sky Terrace 360. Tempat nie boleh tengok pemandangan

Bangunan di terletak di sebelah The Peak TowerAntara pengunjung yang naik ke Sky Terrace nie...Nie antara satu Green Project diorang... Untuk recycly energy... Yang bestnyer... Diorang betul2 jaga alam sekitar diorang...The Peak GaleriaSemua bangunan-bangunan disini semua tinggi belaka... Pesat membangun... Shopping complex @ The PeakSorang lagi xdpt ikut.. Tiket dah beli... Tiba2 kene keje la pulak... Ape leh wat

Balik ke tempat tinggal. MTR Tsim Sha Tsui…. Then, terus g kedai makan… Hari nie ak makan Chicken Briyani + Milk Tea.

So, petang nie… waktu nie dah malam dah… walaupun pukul 6.00 petang… Perancangan hari nie nak ke Ladies Market (aka tempat jual barang borong)… Kiranya sini memang murah la juga… Nak beli ape2 cenderahati…

So, dari sini kami ambik MTR Tsim Sha Tsu ke MTR Mong Kok…

Sampai je sini…. Memang ramai orang r…. Rata2 jalan sesak… dengan orang… Harga pun boleh tahan la murah….

 

Pelbagai jenis pakaian ada dijual disiniNie dekat salah sebuah kedai dekat kawasan nie...

Pagi2 nie dah kuar nak cari BREAKFAST la konon… Tengok2 kedai masih tutup… Lagipun sini x sure la kedai tu buka ke x… Sebab sini… Kebiasaannyer… kedai tu skali dgn bangunan FLAT…. Lebih kurang 30% untuk kediaman dan 70% untuk perniagaan… Nampak mcm pelik la sikit…

Jalan2 sekitar Kowloon park… Just tengok kawasan nie… Yang menariknyer… Dekat sini… Ada wat kelas agama secara terbuka… Kebanyakannya adalah Indonesian…

Ke Mong Kok station… Ade sorang kawan bernama Mohd Zulhilmi dia nak g beli kasut baru… Adidas tu wooo…. Hahah…

Berjalan ke Avenue of Stars… Tempat nie memang menarik… Sepatutnyer kami g jalan kaki semalam… Ingatkan jauh… Rupanya dalam 15 minit perjalanan dari MTR Tsim Sha Tsui… Hahha..

 

Pemandangan yang menarik dari sini...Apa motif aku ambik gambar nie? Dok tengok2 kot ada bendera Malaysia... Too bad... No Malaysia flag... Lol...

Sampai Airport. Check in tiket ape semua… Pastu g tengok no. gate la pulak… Sebab tak tahu no. gate xdpt nk nek train ke gate.. Pintu pelepasan HKIA lak ada dari 1-80 dan 501-550… Kira banyak gak la pintu pelepasan HKIA.

Naik train dari Terminal 2 ke Gate.
So, tunggu je la situ smpai flight smpai
